How to Choose Rooflights for Your Flat Roof
A rooflight can transform a dark extension, garage or commercial flat roof, but the wrong specification can create avoidable problems with fitting, heat gain or weatherproofing. Knowing how to choose rooflights starts with the roof build-up and the intended use of the room below. A larger unit is not always better, and the lowest-priced option is rarely the best value if it is not compatible with the installation.
For trade installers, the key is selecting a unit that fits the structural opening, waterproofing system and programme. For homeowners, the priority is usually more natural light, better ventilation and confidence that the product will perform for years. The right rooflight should deliver both.
Start with the rooflight’s job
Before choosing a size, decide what the rooflight needs to do. Fixed rooflights are a practical choice where the main aim is bringing daylight into a space. They have fewer moving parts and are often suitable for kitchens, hallways, extensions, offices and converted spaces where opening ventilation is not required.
Opening rooflights are better suited to rooms that need fresh air or a route for warm air to escape. In a kitchen, bathroom or upper-floor room, opening ventilation can make a noticeable difference to comfort. Options may include manually operated, electrically operated or automatic units, depending on access and budget.
There are also walk-on rooflights for terraces, roof decks and areas where people may pass above the glazed opening. These need to be specified for the expected load, slip resistance and installation detail. A standard glazed rooflight should not be treated as a walking surface.
The room’s orientation matters as well. A south- or west-facing roof can receive strong sunlight for much of the day, which may make solar-control glazing worthwhile. On a north-facing roof, maximising clear daylight is often the greater priority.
How to choose rooflights by size and position
The size of a rooflight affects far more than the amount of light entering the room. It also influences the structural work, heat gain, privacy and the appearance of the finished roof. Begin by checking the available roof area and locating joists, drainage outlets, services and any details that need clear access for maintenance.
A single large rooflight can create an impressive focal point, but several smaller units may spread daylight more evenly across a long room. Smaller units can also be easier to handle during installation and may reduce the extent of structural trimming required. The best approach depends on the roof layout rather than a standard rule of thumb.
Always distinguish between the external rooflight dimensions and the structural opening size. Manufacturers’ measurements vary, so do not assume that a rooflight listed as 1000 mm by 1000 mm requires an opening of exactly the same size. Check the technical specification before forming the aperture or ordering a replacement unit.
Position is equally important. Setting the rooflight centrally can give a balanced finish, while placing it closer to the darkest part of the room may improve usable daylight. Avoid placing a rooflight where nearby walls, parapets or taller buildings will block much of the light. Internally, consider where furniture, lighting and ceiling features will sit once the project is complete.
Check the roof pitch and drainage design
Many rooflights are designed for installation on flat roofs with a minimum pitch. This matters because water must drain away from the glazing and surrounding waterproofing detail. Even a roof described as flat should have falls directing water towards outlets or gutters.
Do not position the rooflight where it interrupts planned drainage or creates a low point where water can stand. A correctly designed kerb or upstand raises the rooflight above the finished waterproofing level and helps protect the junction from wind-driven rain. The required height will depend on the roof system and project detail, so check the rooflight and membrane manufacturers’ fitting requirements together.
Choose glazing for comfort as well as daylight
Glazing is where rooflight performance is won or lost. Clear glazing provides the most direct light, but it may not be the right choice for every room. In a highly exposed position, solar-control glass can help reduce overheating and glare. Where overlooking is an issue, obscure glazing can improve privacy while still allowing daylight through.
Thermal performance should be assessed using the complete rooflight, not simply the centre-pane glass value. Look for the stated U-value for the whole unit, including the frame and glazing arrangement. A lower U-value generally indicates less heat loss, although the right choice should also suit the rest of the roof insulation and the building’s wider thermal strategy.
Double or triple glazing may be available depending on the product type. Triple glazing can improve insulation, but it adds weight and cost, and it is not automatically necessary on every project. A well-specified double-glazed rooflight may be the more sensible choice where budget, weight or lead time are key considerations.
For rooms beneath a rooflight, consider light control too. Blinds can help manage glare and summer warmth, particularly over dining areas, desks and bedrooms. It is easier to plan for compatible blinds before ordering than to find a suitable solution after fitting.
Consider safety glass and internal finishes
Overhead glazing must be suitable for its location. Laminated inner panes are commonly used because, if the glass breaks, the interlayer helps retain fragments. Toughened glass may also form part of the glazing specification. The correct safety arrangement depends on whether the unit is installed above occupied space and whether there is any risk of access from above.
The internal reveal is worth planning at the same time. A well-finished, insulated reveal improves the appearance of the rooflight opening and helps limit cold bridging around the frame. Deep reveals can affect how daylight enters the room, so discuss the detail before the ceiling finish is installed.
Match the rooflight to the waterproofing system
A quality rooflight will only perform properly when the surrounding roof detail is correctly installed. Check that the rooflight is suitable for your chosen waterproofing system, whether that is felt, EPDM, GRP or a single-ply membrane. The upstand, flashing method and membrane termination must all work together.
Some rooflights are supplied with an integral upstand, while others are designed to sit on a site-built kerb. An integral upstand can simplify measuring and fitting, especially on straightforward domestic projects. A site-built kerb may offer more flexibility where the roof construction has unusual dimensions or requires a bespoke detail.
Pay attention to the finished roof level, not just the deck level. Insulation thickness, cover boards and waterproofing layers all alter the final height. Ordering a rooflight before these details are confirmed is a common source of incorrect kerb heights and rushed adjustments on site.
For refurbishment work, inspect the existing structure before selecting the unit. The opening may need trimming, strengthening or altering to accommodate the new rooflight safely. A replacement that looks similar from below can have very different external dimensions and fixing requirements.
Do not overlook ventilation, access and controls
If you choose an opening rooflight, think about how it will be operated in everyday use. A manually operated unit may be suitable for a low ceiling or accessible stairwell. For higher ceilings, electric controls or a telescopic pole can be more practical. Rain sensors and programmable controls can add convenience, but they should be chosen because they solve a real use issue, not simply because they are available.
Ventilation is not a substitute for good room design. In moisture-prone areas, rooflight ventilation should work alongside suitable extractor fans and background ventilation. In larger commercial spaces, opening rooflights may also form part of a wider smoke ventilation strategy, which requires specialist design and compliance checks.
Think about future access as well. Can the external glazing be safely cleaned? Is there enough room around the unit for membrane inspection or maintenance? These practical questions are particularly valuable on larger roofs with several rooflights.
Balance budget with long-term performance
Price matters, but comparing rooflights on purchase cost alone can be misleading. Include the cost of the kerb, glazing specification, controls, compatible waterproofing details, structural work and installation time. A unit that is easier to fit and properly matched to the roof system can save time and reduce the risk of remedial work.
For installers, reliable dimensions, clear fitting guidance and durable components make a real difference to programme certainty. For homeowners, the value lies in a rooflight that remains weather-tight, thermally efficient and easy to live with. Trade-quality products are designed for that long-term performance, not just for the day they arrive on site.
Before placing an order, confirm the opening size, roof build-up, required upstand height, glazing type, opening method and delivery access. Large glazed units can be heavy and need safe handling arrangements on site. If any part of the specification is uncertain, getting advice before the roof is cut or the membrane is laid is the sensible route.
A well-chosen rooflight should make the space below feel brighter and more useful without making the roof above harder to maintain. Take the time to match the product to the detail, and the finished result will be easier to install, more comfortable to use and built to last.
