For flat roofs in particular, standing water, movement and ultraviolet exposure place real demands on the materials used. A sound repair or new installation relies on a clean substrate, compatible components and a flashing that is dressed into the roof system correctly.

Start by Identifying the Roof System

Before choosing a flashing or sealant, establish what the roof covering is made from. Felt, EPDM and GRP roofs each require products that bond safely to that specific surface. A sealant that adheres well to one material may soften, stain or fail to bond to another.

Check whether the penetration is part of a new installation or a repair. On a new roof, the penetration should be planned so the flashing can be incorporated as the waterproofing is laid. On an existing roof, the surrounding membrane may need to be cleaned, primed or locally renewed before any new detail is fitted.

1. Check the fall and water path

The penetration should not sit in a low point where water ponds. Water needs a clear route around the flashing towards the drainage point. If the roof surface has settled, consider whether a local repair, tapered packer or alteration to the detail is required before sealing.

2. Clean and prime where required

Use the recommended cleaner or primer for the roof surface and allow it to dry fully. Primers are not interchangeable. Applying the wrong product can compromise the membrane, while applying too much can leave a weak or tacky surface.

3. Fit the flashing over the penetration

Trim the flashing collar carefully and work it over the pipe without tearing it. Position the base so it lies flat, centred and free from tension. On a pipe that moves or vibrates, make sure the detail is not being pulled sideways by poorly supported services.

Another frequent issue is incompatible materials. Some solvent-based products can damage certain membranes, while some tapes and adhesives need a specific primer to achieve a lasting bond. It is sensible to select compatible flashing, adhesive, primer and sealant from the same system wherever possible.

Poor detailing on the uphill side of the penetration also causes trouble. Water travelling down the roof should pass smoothly over the flashing base. Creases, reverse laps and raised sealant ridges can hold water back, allowing it to work into small openings over time.

Finally, do not overlook ageing. Roof penetrations should be inspected during routine maintenance, especially after severe weather or work carried out near the roof. Early signs such as cracked sealant, lifted edges, staining below the roof or debris collecting around a pipe are far easier to deal with than a developed leak.

It is different where the roof is high, the deck is damaged, a flue is involved, or the existing waterproofing system is unclear.
